South Denver · Opening 2026

A quiet place to work. A private place to practice.

A lockable office and a private golf simulator, under one roof, in the south metro. No bar. No music. No crowds. No waiting for a bay.

Space not yet leased — we're measuring interest first. Nothing to pay today.
Why this exists

Every simulator in Denver is a bar. Every coworking space is an open floor.

If you want to actually work, or actually practice, neither one is built for you.

What you get elsewhere

  • Music, TVs, and a full bar
  • Groups of six playing a scramble in the next bay
  • Booked out on weeknights when you're free
  • Open-plan desks and phone-booth calls
  • Hourly rates that punish frequent use

What you get here

  • Silence, unless you bring your own
  • Your bay, by yourself, every time
  • Two hours a day, booked in advance
  • A door that locks, with your name on it
  • One monthly rate, no per-hour math
What's inside

Built for two hours of focus, then two hours of work.

01

A door that locks

A private office you don't share and don't reset every morning. Leave your monitor, your files, and your putter.

02

A bay to yourself

Full launch data, course play, and practice modes. Book it in advance and walk into an empty room.

03

Around the clock

Keypad entry. Hit balls at 5:30am before the office fills, or at 9pm after the kids are down.

04

No alcohol

Not a lounge and not a party. This is a place people come to get better at two different things.

05

Membership is capped

A limited number of bay memberships so prime-time slots stay available. When they're gone, they're gone.

06

Office members book first

If you lease an office, you get first call on tee times before bay-only members.

Founding rates

Three ways in.

Rates below are what we're planning to launch at. Founding members lock their rate for the first year.

Simulator time is capped at two hours per day per member so the bay stays available. Round-the-clock access is what we're aiming for, and will depend on the final building. If that changes, you'll know before you ever pay a dollar.

Tell us what you'd want.

No payment, no commitment. We're using this to decide how many offices to build and how many bay memberships to sell.

We'll only email you about The Practice. No lists, no sharing, unsubscribe anytime.

You're on the list.

Thanks — that's genuinely useful. We'll be in touch as the space and opening date firm up.

If you know someone who'd want this, sending them the link helps more than you'd think.

Questions

The honest answers.

Is this actually open?

Not yet. We're evaluating space in the south metro and want to know real demand before signing a lease. If enough people say yes, it gets built. If not, you'll get an email saying so and that'll be the end of it.

Where will it be?

South Denver — the Littleton, Centennial, and Highlands Ranch corridor. We're looking at several buildings now. If location matters to you, say so in the form; it will influence which one we choose.

Why two hours a day?

Because it's one bay, not eight. A daily cap plus a capped membership count is what keeps a Tuesday evening slot actually available. Unlimited access sounds better and works worse.

What if I want more than two hours?

Members can book additional time when the bay is open. Tell us in the form if you'd use it — if enough people would, we'll price it in from the start.

Which simulator?

We're specifying a launch monitor that gives full ball data — speed, launch angle, spin, carry — with course play and practice modes. Happy to talk specifics with anyone who cares about them; ask in the form and we'll tell you exactly what we're installing.

Really no alcohol?

Really. Plenty of good places in Denver to have a beer and hit a driver. This isn't one of them, and that's the entire point.

Can I bring a guest?

Full Access and Suite members can bring a guest during their booked time. We'll keep it simple and see how it goes.

What does the $99 deposit do?

Nothing yet — we're not collecting money at this stage. The question tells us how many people are serious. If we move forward, founding members get first choice of offices and a locked rate for year one.
